Perris was established in 1885 when the California Southern Railroad came through, named for Fred T. Perris, the railroad's chief engineer. It incorporated in 1911, and near downtown you still see the age in the yards: mature trees, old irrigation, layouts nobody has touched in decades.

Then there is the other Perris. Park West is a 534 acre master plan for up to 1,533 houses and 474 townhomes, still opening neighborhoods in 2025. Bare lots, builder irrigation, nothing planted out back yet.

Two Kinds of Yard in Perris

Perris is 31.5 square miles with a 2020 population of 78,700, and housing runs the full range. The Southern Hotel, built in 1886, is the oldest surviving commercial building in the city, which tells you how far back the downtown core goes.

An older Perris yard usually needs a renovation, not a repair. Fifty year old sprinkler lines, thirsty lawn where nobody wanted it, and grading that has settled since it was built.

A Park West yard has the opposite problem. Nothing is wrong because nothing is there. Bare ground, a basic front system and a blank slate behind the wall. The work is deciding what goes where before anybody digs.

Why Perris Yards Are Different

Start with the soil, because it is not what people assume. The Perris corridor is mostly Monserate-Arlington-Exeter and Traver-Domino-Willows soils, sandy loam often with a hardpan underneath, with lenses of clay mixed through, and saline-alkali ground along the San Jacinto River floodplain.

In plain English, the top layer drains fine and then hits something hard and stops. A yard can look dry on the surface and still drown a plant at root depth, so a planting hole has to be dug properly, not scraped out.

Perris averages a July high of 96.9 degrees and about 10.42 inches of rain a year, and it is USDA zone 9b. Nearly all the water your plants get comes out of a pipe, so a badly zoned system shows up on the bill fast.

Drainage is live work here. On 2 October 2025 the county broke ground on the $19.9 million Perris Valley Channel Lateral B Stage 4, about 6,000 feet of storm drains for 100-year protection. That is the public system. What happens inside your fence line is still your yard's job, and that is the part we build.

Homes and Commercial Property in Perris

We work residential and commercial in Perris. Near the older downtown core, near landmarks like the 1886 Southern Hotel, a lot of the frontage is commercial and judged from the street, so clean edges, healthy planting and irrigation that does not spray the walkway matter most.

Straight answers to landscaping questions

Water sits in my yard after a storm. Is that the soil?

Usually. Soils through the Perris corridor have a surface layer of sandy loam often sitting over a hardpan, so water soaks in and then hits a hard layer and stops. There are also lenses of clay mixed through the area. The fix is grading, drain lines and digging planting holes that get through the layer instead of sitting on it.

Do I have to pull out my lawn?

No. You only remove what you want to remove. If there is a strip of lawn nobody walks on, that is the piece worth converting, and it is the piece the water district will pay $5 per square foot to replace with drought tolerant planting. Keep the part the kids or the dog actually use.

My house is old and the sprinklers are ancient. Where do we start?

With a plan. We walk the whole yard, see what is worth keeping, and lay it out before anything gets dug up. In an older Perris yard that usually means new irrigation, corrected grading and a planting scheme that suits 96 degree Julys, all in one go rather than piece by piece.

Do you work on new builds in Park West?

Will artificial turf get hot here?

Yes, and in Perris that is worth taking seriously with a July average high of 96.9 degrees. Any synthetic surface in full sun gets hotter than live grass, because real grass cools itself by giving off water and synthetic turf cannot. Shade, placement and mixing in planting all make a difference, and we would rather say that up front.
